Steps to faster appraisals...
- Make the appointment: One of the most time consuming parts of the appraisal process is setting an appointment with the occupants of the home. This can lead to several days of phone tag or dodging phone calls, when they don't know who we are. With our company you can schedule the appraisal time and day with the borrower while you have them on the phone. Why? Because, you get to claim that time in my schedule before another appointment does. Also, you'll get valuable information from the borrower, like committment, when you encourage them to commit to a scheduled time for the appraisal inspection. Please make all appointments in 2-hour blocks of time (i.e. 7-9 AM), and during daylight hours, Monday through Saturday. I WILL KEEP ANY APPOINTMENT YOU SET. MAKE IT CONVENIENT FOR YOUR BORROWER. Sundays by special request.
- Phone numbers: The more phone numbers and email addresses you give me, the greater my chance of going to that house today. Give me all the numbers you have.
- COD or Branch Pay: Please let us and the borrower know who is paying for the appraisal. We accept cash, cashiers checks, money orders, and credit card payments can be made at our website www.HoustonAppraisalTeam.com
- Unique features? Acreage? Manufactured dwelling? Are you letting us know up front any details about the property that might make it unique? Cookie-cutter homes are relatively easy to appraise. What takes time is analyzing how unique features contribute to or detract from what otherwise would be a property's market value. Let us know up front when you order your report if there are unique features of the home, for example, it's had a recent addition, recent updating, recent roof, known deferred maintenance. These are things we'll find out on our own anyway, and knowing them as soon as possible could make your closing arrive more quickly.
